Building Automation Systems

HVAC system or commonly call by “Heating, Ventilating and Air Conditioning” is the major issue of buildings, office, factory, hotel and department store. More is the worse the control of HVAC system the more the expenses of maintenance. The suggestion to determine the complexity of HVAC system is to deal with the things centrally. This concept use the idea that central unit can control devices automatically, approach every system information and prompt to view equipment performance. We called this management “Building Automation Systems” or Intelligent Buildings.

The term building automation system, droopily used, refers to any electrical control system that is used to control a buildings heating, ventilation and air conditioning (HVAC) system. Modern BAS (building automation system) can also control indoor and outdoor lighting as well as security, fire alarms, and basically everything else that is electrical in the building.

  • Buses and protocols

Generally building automation networks have a primary and secondary bus which connects high-level controllers with lower-level controllers, input/output devices and a user interface devices. To get know specifies how most such devices interoperate ASHRAE’s open protocol BACnet or the open protocol LonTalk get used. Modern systems make use of SNMP to track events, building on decades of history with SNMP-based protocols in the computer networking world.

Earlier optical fiber, ethernet, ARCNET, RS-232, RS-485 was used to provide physical connectivity or a low-bandwidth special purpose wireless network. But now the modern systems rely on standards-based multi-protocol heterogeneous networking. These include typically only IP-based networking however can utilize any existing wiring, and also incorporate power line networking over power over Ethernet low power DC circuits, AC circuits; high-bandwidth wirelesses networks such as LTE and IEEE 802.11n and IEEE 802.11ac.

Modern systems offer interoperability at the application level that allows users to mix-and-match devices from diverse manufacturers and to provide assimilation with other attuned building control systems. These classically rely on SNMP, long used for this same intention to integrate diverse computer networking devices into one rational network.

  • Types of inputs and outputs of BAS:

Analogue inputs are used to read a changeable measurement. Examples are temperature, humidity and pressure sensors. A digital input indicates if a device is turned on or not. Analogue outputs control the speed or position of a device, such as a variable frequency drive or a valve or damper actuator. Digital outputs are used to open and close relays and switches.

Devices:

  • Variable volume air-handling units
  • Constant volume air-handling units
  • Air handlers
  • Controllers

  • Chilled water system

To wrap up, With less operating budgets, guidelines and increasing public consciousness, energy savings and resource maintenance sustainable building operations have become a real balancing act between energy use and lodger comfort.
